Large Table Reservations
Group bookings of 5-plus
Any groups of 5 guests or more will require a valid card to guarantee it. If the party is a no show or cancel late a £10 fee per person will be charged within 48 hours of the reservation time and date.
Group bookings of 10-plus
Any groups of 10 guests or more will require a £10 deposit per guest. The total deposit will be deducted from the final bill. For large group bookings we may require a pre-order, or the party may be given a reduced menu.
Group bookings of 20-plus
Large party bookings for 20 or more guests will be subject to additional terms and conditions. This will be discussed and sent separately by a member of the team.
Overnight Stay Reservations
All rates are subject to availability.
Once a reservation is made a booking confirmation will be sent by email. This will detail the stay and highlight any inclusions and our policies.
All reservations will be charged in full 48 hours prior to arrival. This charge will be made to the payment card that is supplied at point of booking.
Any cancellations or amendments can be made to reservations up to 48 hours before arrival date (3pm). For any cancellations made after this time, the full payment for the first night of the stay will be retained. Any amendments to reservations within the 48 hours prior to arrival may be subject to additional charges.
Transfers to alternative dates or bedroom category can be made up to 48 hours prior to arrival date, subject to availability. These will be subject to rate changes.
There will be a fee for any room keys that are lost during the stay.

Black Friday Sale – Direct Book Offer 2024
This offer is available only with a valid promotional code during the Black Friday sale, subject to availability. This is a pre-pay bed and breakfast rate that is non-refundable, nor transferable, by date or destination. This offer is only available on new bookings, subject to availability. Pricing varies between destination, date and room category. Valid on stays from 1st January 2025 to 30th April 2025. This offer extends to stays in December at The Cricketers, The Globe Inn, The Lifeboat Inn and The Maltings, making offer dates 1st December 2024 to 30th April 2025 and excludes the 24th, 25th and 31st December 2024 for these named properties. Not available in conjunction with any other offer, token, coupons, cards or loyalty discounts.
Black Friday Sale – Voucher Sale 2024

Black Friday Dinner, Bed & Breakfast vouchers/gift cards and two-night Dinner, Bed and Breakfast vouchers/gift cards can be redeemed at any Chestnut pub with rooms or Big House between 2nd January 2025 and 30th April 2025, subject to availability. Based on two guests. Vouchers/gift cards must be declared at point of booking. Vouchers/gift cards cannot be refunded or exchanged for cash or other denominated vouchers/cards. Vouchers/gift cards are non-refundable and non-transferable. Vouchers/gift cards cannot be used before or after stated validity dates. Vouchers/gift cards cannot be replaced if lost, stolen or destroyed. Booking a Dinner, Bed and Breakfast stay with a Black Friday voucher /gift card

Autumn Offer 2024
This offer is available when more than two consecutive nights at the same property are booked in November 2024. This offer applies to the Bed and Breakfast rate only. The discount is a third of the price when the offer criteria are met. Full payment is required at the point of booking and is non-refundable. Rates vary between room categories, dates, and days of the week.
Advanced Purchase Rate
This rate is available when booking a stay in advance. This is a Bed and Breakfast rate only. The discount varies between 10% and 20% depending on the time of year and length of time from the booking date. Full payment is required at the point of booking and is non-refundable. Rates vary between room categories, dates, and days of the week.
Packages and Offers
All packages and offers are subject to availability and specific exclusion dates. All packages will include a food allocation for either lunch or dinner or a fixed set menu – these allocations and menus exclude drinks. For food allocations, set menus, and other inclusions please visit the specific pub or Big House website, as these will vary by inn and package.
Christmas & New Year 2024
Festive menu bookings 2024
Festive menus are fixed-price set menus. Festive menus are available at all Chestnut pubs and Big Houses from 29th November to the 23rd December 2024. For groups of 10 or more guests, a £10 per person and a pre-order will be required. The deposit and pre-order will be required (a minimum of) 10 days before the reservation date. Guests will be notified by email when deposit payments and pre-orders are open and activated within the guest booking portal. Deposits are non-refundable if cancellation is made within 10 days of the reservation date. Parties of 5 to 9 guests will be required to supply a card guarantee and will be charged £10 per guest if the party does not arrive for their reservation. This will be automatically charged within 24 hours of the reservation time and date.
Christmas Day lunch 2024
Reservations for Christmas Day lunch are now available to book over the phone or online. Full payment is required at the point of booking and is non-refundable.
Christmas Stay packages 2024
Christmas Stay packages are available for three-night stays, subject to availability. These packages are based on two guests sharing one room. Check-in for the three-night package is the 24th of December. We have no checkouts available on Christmas Day if you choose this package. This package includes Christmas Eve Dinner, Christmas Day lunch, a Christmas Day evening buffet, and breakfast each morning. The dinners do not include drinks. Full payment is required at the point of booking and is non-refundable. There is a £15 per dog charge, per day when a dog guest(s) stays overnight. We provide one bed, one bowl and a snack.
New Year’s Eve Stay Packages 2024
New Year’s Eve packages are available, subject to availability. These packages are based on two guests sharing one room. Check-in is from 3pm on the 31st of December. This package includes dinner on New Year’s Eve. There is a set menu on New Year’s Eve, this is the only menu available. Also included, is breakfast or brunch on New Years Day. The dinner does not include drinks other than on arrival and at midnight. Full payment is required at the point of booking and is non-refundable. There is a £15 per dog charge, per night when a dog guest(s) stays overnight. We provide one bed, one bowl, and a snack.
